FilePoppy The Record

Every conversation in the deal.
On the record.

The deal closes - and then somebody asks for the texts. Months of them, across group chats, plus emails in three accounts, photos buried in threads, and the Zoom call nobody saved. FilePoppy gathers every conversation as it happens, keeps who-said-what attached to every word, and hands over the whole record with one button.

Web, iPhone, and Android, one account. Your message database never leaves your own Mac.

The end-of-transaction scramble

Go back and get all your texts and emails. Go ahead. Try.

Every agent knows the moment. Escrow closes, everyone is happy, and then the broker, an attorney, or a lender asks for the communications. Your phone has no button for that - there is no built-in way to export a text thread, let alone eight months of one. So it becomes screenshots. Hundreds of screenshots, stitched together at midnight, with half the group chat showing as a phone number and nobody able to say which "Mike" said what.

And it matters more than anyone admits. Most states expect brokers to keep transaction communications for three to five years - texts included. When a deal goes sideways, text messages and emails are the first thing the lawyers ask for, and the side with the clean, attributed, dated record is the side that gets believed. "I'm pretty sure I told them" has never won anything.

Nobody is doing anything wrong. The conversations of a transaction just live in six places, and until now the only tool for gathering them was a long, miserable night - per deal, forever.

What FilePoppy does instead

You talk the way you already talk. The record builds itself.

  1. Texts arrive on their own

Your Mac quietly files every message in the threads you chose - every word, every name, every timestamp, photos included. A photo of a roof texted at 3 PM is part of the conversation, and FilePoppy keeps it that way.

  2. Emails land by forwarding

Select fifty emails, forward them as attachments in one send, done. FilePoppy unpacks the bundle, files each one to the right property, skips every duplicate, and emails you a receipt saying exactly what was new.

  3. Recordings join the record

The Zoom call where the price was agreed. The voicemail. The video walkthrough. Conversations that never happened in writing finally have somewhere to live - added in two taps, playable forever.

The thing nobody else can do

Months of texts. Every name attributed. One clean PDF, in seconds.

Who the heck knows how to get a whole text thread out of a phone - with the right name on every message? Nobody. That is the point. The old answer was an overnight export that failed halfway, or screenshot archaeology.

FilePoppy's answer takes seconds: a page-numbered PDF with a cover page and a methodology page, every message in order, every one carrying the sender's real name, number, direction, and time - and its own citable ID, so "see MSG-0412" means something in a dispute. Photos appear right where they were sent; logo clutter is noted and skipped. A hard reconciliation check counts every message in the database against every message in the document and refuses to produce a record that silently dropped a single one.

And the privacy answer, plainly: your message database never leaves your own computer. Your Mac reads it locally and sends only the conversations of the transaction you selected. Nothing else, ever.

The Communication Package

One button. The whole conversation, sealed and handed over.

Press the button and out comes one folder: the complete text record, a readable Email Log of every email in full, each original email preserved exactly as it arrived, and every recording - deduplicated, dated, and current to the second you pressed it. Add a text tomorrow, press it again, and the package is current again.

Every file in it is fingerprinted in a manifest, so years from now anyone can verify that not one byte of the record has changed. Hand it to your broker, your TC, an attorney, or escrow - it is a normal folder, and it works everywhere.

Everything it does

One job, done completely: the conversations.

  • The text record

Months of texts into a clean, citable, page-numbered PDF in seconds - every message attributed by name, reconciled to the last one, photos included.

  • The email record

Forward fifty emails in one send. Each is filed to the right property by its own address and subject, duplicates skipped, full text kept, the original preserved byte for byte.

  • The photo record

Every photo anyone texted or emailed lands in the transaction's gallery on its own - the roof, the leak, the countertop - each one still attached to the conversation that carried it.

  • Recordings

Zoom calls, phone audio, video walkthroughs - the agreements that never happened in writing, on the record and playable, right next to the texts and emails.

  • The living package

The Communication Package rebuilds from the current record every time you press it. Nothing stale, nothing duplicated, everything fingerprinted.

  • Everywhere you are

Web, iPhone, and Android from one account. Watch the record grow from the kitchen table; hand the package over from anywhere.

Pricing

Utility pricing. Because that is what it is.

A transaction is one deal's Communication Package in a month. Rebuild the same deal as often as you like: a rebuild never counts twice, on any plan. A human TC charges $400 to $600 to handle one file's paperwork; the conversation record costs less than a lunch a month.

No forms to fill in. No questions. That is on purpose.

Your transaction coordinator keeps the contracts - that is their job, and they are great at it. FilePoppy does the one thing nobody's platform does: it keeps the conversations. You text the way you text. You email the way you email. FilePoppy is the one keeping track.

Frequently asked questions

Does it replace my transaction coordinator or Dotloop / SkySlope / Brokermint?
No - and it is deliberately not trying to. Those platforms manage the paperwork, and TCs run them well. Not one of them holds your text messages, your emails as they actually happened, or a recording of the call where the terms were agreed. FilePoppy is the missing half of the file: the conversations. Your TC drops the Communication Package into their platform and the file is finally whole.
Where do my text messages live?
On your Mac, where they already are. FilePoppy's helper reads the Messages database locally, under a permission you grant in System Settings, and uploads only the conversations of the transactions you selected. The database itself never leaves the machine.
Why should I care before anything goes wrong?
Because the record only exists if it was kept from the start. Most states expect brokers to retain transaction communications - many for three to five years - and in any dispute the texts and emails are the first things requested. A record gathered as it happened, with every message attributed and fingerprinted, is worth infinitely more than whatever can be reconstructed from screenshots two years later.
What happens when my Mac is off?
Everything keeps working: your transactions, emails, photos, recordings, and packages live in FilePoppy's cloud, and the phone apps talk to that. New text messages simply wait until the Mac is next awake, then catch up on their own.
What about the contracts and disclosures?
FilePoppy leaves them alone, on purpose. Paperwork lives with your TC and your brokerage's platform, where it belongs. Anything attached to an email you forwarded is still preserved inside that email in the package - nothing is lost - but FilePoppy never builds a second document pile for you to manage.
What does it cost?
Three plans, priced like the utility this is. Agent is $19 a month (or $190 a year) and packages up to 4 transactions a month; a transaction is one deal's package in a month, and rebuilding a deal you have already packaged is always free. Signature is $39 a month (or $390 a year) for unlimited transactions, your brand kit on the package cover and log, and - the day they ship - the compliance checklist with gap flags and the Brokermint- and SkySlope-ready folder, both in development now. Executive is $29 per seat, per month (or $290 per seat a year), three-seat minimum, and adds shared transactions across the team, office checklist templates (in development), an admin console and consolidated billing; it is set up through officepoppy.com/executive with a same-day reply. Every plan starts with a 14-day free trial. Card required. Cancel anytime. Annual is exactly ten times monthly: pay for 10 months, get 12. Checkout is handled securely by Stripe. Text capture runs on your Mac; emails, photos, recordings and the package work everywhere.
